Which tools help real estate brands show up in AI answers?
Which tools help real estate brands show up in AI answers? How we track local prompts, portals and neighborhood content for property brands, and what we use.
Real estate is local, visual and crowded with intermediaries. Portals, directories, local news and review sites all sit between a buyer and an agency. When an assistant answers "who is a good agent for first-time buyers in this city," it draws on that whole ecosystem, not only on the agency's own site.
That shapes how we approach real estate programs, and what we need from tools.
Start with how buyers ask
Property questions come in a few families. Agent and agency prompts: "best agent for selling in [city]." Neighborhood prompts: "best areas for families in [city]." Process prompts: "how long does it take to sell," "what costs come with buying." Rental and property management prompts. And brand prompts: "is [agency] any good."
We build the prompt set per city and tag by type. We also keep to a firm line: AI tracking can tell a brand where it appears, it cannot guarantee a recommendation, and we do not write content that gives legal, financial or market advice beyond what the client's licensed people provide.
What we need from tools
Location. Property brands live and die by city. Promptwatch tracks at country level on every paid plan, and state and city tracking starts on Business and is on every agency plan. The newer Local GEO and SEO targeting pins a monitor to exact coordinates, with a radius from 20 meters to 5 kilometers, so ChatGPT, Google AI Overviews and Google AI Mode answer as if asked from that spot. It is on Business, Agency Scale and Enterprise. For multi-branch brokerages this is the first feature we look at. Models beyond those fall back to country, state or city.
Sources. Citation analytics show which pages and domains the engines cite. In property markets, the answer is often a portal, a local news piece or a review site. Offsite mentions, where a brand is named in a third-party page without a link, show us where the agency is already spoken about and where it is not.
Access. Agent Analytics gives IP-verified AI crawler logs. Listing pages, neighborhood guides and agent profiles are often heavy on scripts and filters, and we want to see whether bots fetch them and whether they hit errors.
Traffic. Visitor analytics attribute AI-referred visits and conversions, so enquiries can be tied back to AI.
Content. Content gap analysis points to missing neighborhood and process pages. On Business and Enterprise the Content Agent can plan and publish with a review inbox. We read everything, and local facts get checked by the client.
What the sourced evidence says
Promptwatch publishes a case study from TreeHouse, which runs Pararius and Huurwoningen.nl: AI search became about 25 percent of its organic conversions, 99 percent of it from ChatGPT, after fixing crawler access and automating weekly reporting through the Promptwatch MCP. We cite that as TreeHouse's result. It tells us crawler access and reporting are worth checking early, and nothing more.
Our workflow
- Prompt set per city and neighborhood, tagged by type.
- Daily tracking at city level, with coordinate targeting for key branches where the plan allows.
- Citation review: portals, local press, directories, Reddit threads.
- Crawler log review on listing and neighborhood pages.
- Content for gaps, reviewed by the client.
- Monthly check on AI-referred visits and enquiries.
Other tools clients mention
AthenaHQ offers tracking and an action queue, with country-level support on its Starter plan. Scrunch AI has bot traffic reporting. Local Falcon runs geo-grid scans and BrightLocal scores locations against local competitors, both useful for location sampling but with no published crawler logs or AI traffic attribution. HubSpot AEO and Semrush's AI Toolkit are add-ons for teams already in those suites. We use them alongside, not instead of, a full platform.
Plan notes
City tracking and coordinate targeting need Business at $579 a month, or an agency plan. Essential at $95 and Professional at $245 are country-level. Crawler logs begin on Professional. Agency plans from $199 a month include unlimited projects, which suits one agency serving several brokerages.
Where to begin
Pick one city and twenty prompts. Track them, read the citations and see which portals the engines trust. Promptwatch is where we run that for property clients.
