AI visibility tool for real estate companies
Choosing an AI visibility tool for real estate companies: what brokerages and developers should track, and why our agency runs property programs on Promptwatch.
A real estate company rarely asks for "AI visibility". It asks why a competitor keeps being recommended when a buyer asks ChatGPT for a good agent in the neighbourhood. That is a visibility question, and answering it takes a tool that is built for more than counting mentions. Here is how we approach tool choice for property clients.
The shape of the problem
Real estate has features that other industries do not.
Local variation is extreme. Two neighbourhoods in one city can produce different answers. A tool needs to track by city, and ideally by exact location.
Portals dominate sources. Property portals, directories and local guides often carry the citations. A company can be well known and still invisible because it is absent from the sources the engines trust.
The funnel is an enquiry. A mention matters when it leads to a viewing request or valuation form. Attribution matters more here than in many sectors.
Listing pages are technical. Filters, scripts and bot protection often stop crawlers reaching the pages that matter.
What we use and why
We run property programs on Promptwatch. We chose it because it speaks to each of the four points.
For local variation, state and city tracking is on the Business plan ($579 a month) and on all agency plans. Local GEO/SEO targeting, available on Business, Agency Scale and Enterprise, runs a monitor from exact coordinates, so ChatGPT, Google AI Overviews and Google AI Mode answer as if asked from that spot. We use it for developers with a specific site and for branches with a tight catchment.
For sources, citation analytics show page and domain level data with Reddit and YouTube reports. When we see a portal or a local guide carrying a category, we know where to push.
For attribution, visitor analytics assign AI-referred visits and conversions, so we can report enquiries from AI engines rather than guess.
For technical access, Agent Analytics shows IP-verified hits from GPTBot, OAI-SearchBot, ChatGPT-User and others, with errors and a crawl-to-citation path. Crawler logs start at Professional ($245 a month).
For the work itself, the Action Board produces a prioritised task list, and the Content Agent (Business and Enterprise) drafts neighbourhood guides and buyer pages against the gaps, with a review inbox. Agency plans give unlimited projects, which fits a company with many offices or developments.
Other tools we respect
AthenaHQ and Scrunch AI are dedicated AI-search platforms with published starting prices ($295 and $250 a month). Local tools such as BrightLocal's Local AI Visibility module, Local Falcon and Synup AEO are cheaper and fit one office with a simple need. Profound sells a broader agent suite on Enterprise pricing. None of those, from what they publish, offers the combination of city-level answers, crawler logs and conversion tracking in one workspace.
What we tell property clients up front
Tracking does not guarantee a recommendation, and anyone promising one is selling something. The tool tells us which sources the engines use, whether our pages are readable and whether AI traffic turns into enquiries. The improvement comes from better local content, consistent listings, reviews and technical hygiene.
We also avoid personal data in prompts. We track generic buyer questions, not named clients.
A practical first month
- Collect 25 real questions from the sales team and the call log.
- Group by service (sales, lettings, management, new build) and by city.
- Track them for two weeks with no site changes.
- Review citations. Portals, directories, guides, forums: which is strongest?
- Review crawler errors on listing pages.
- Choose two fixes and compare the same prompts a month later.
For a first scan before any commitment, Promptwatch offers a free AI Visibility Report that needs no login, and a free Explore tier for ChatGPT tracking. Smaller companies often start there and move up once the city-level view and enquiry attribution justify the Business plan.
