Best AI search monitoring software for real estate marketing teams

What real estate marketing teams should demand from AI search monitoring software: multi-location tracking, reporting, shared workflows, and what we run clients on.

Real estate marketing teams have a monitoring problem that other industries do not. There may be many offices, a handful of cities, a broker or franchise owner who wants one clear number, and an agency or two sharing the work. A tool that tracks one brand in one market with one login does not survive that.

When we scope monitoring for property clients, we judge software on how it handles those realities.

The five things we check

Location depth. Monitoring has to follow geography. Promptwatch tracks at country level on every paid plan. State and city tracking starts on Business and is included on every agency plan. For key offices, Local GEO and SEO targeting pins a monitor to exact coordinates, with a radius from 20 meters to 5 kilometers, so ChatGPT, Google AI Overviews and Google AI Mode answer as if asked from that spot. That feature is on Business, Agency Scale and Enterprise. Other models fall back to country, state or city.

Structure. We tag prompts by type, which for property means agent, neighborhood, process, rental and brand. We also tag by city. Reports can then be cut by office and by topic, which is what brokers ask for.

Reporting. Brokers do not log in to dashboards. They want a scheduled PDF. Promptwatch makes PDF reports of any dashboard, schedules them, and exports to Excel and CSV. Custom reports and the Looker Studio connector start on Professional and are on all agency plans. Agent Chat can build dashboards and produce reports, and Scheduled Chats can send a briefing in the app or in Slack.

People. Business includes 5 projects and 5 seats. Agency plans include unlimited projects and 10 seats, which suits an agency running several brokerages. The Action Board lets us assign tasks to central and local staff with comments, so the work is visible.

Access and sources. Citation analytics show which portals, local news sites and directories the engines trust. Offsite mentions show where the brand is spoken of without a link. IP-verified crawler logs, starting on Professional, show whether bots reach listing and neighborhood pages. Visitor analytics attribute AI-referred visits and conversions.

Why we use Promptwatch for this

We run client programs on it because those five needs sit in one product. A property client with ten offices does not want ten tools. They want to know where they appear in each city, who is cited instead, whether the bots can read their pages, and whether any of it produces enquiries.

On Business, the Content Agent can plan and publish neighborhood and process content with a review inbox. We read every draft, and local facts are checked by the client's licensed staff. We do not write advice on legal, financial or market matters.

A published reference point

TreeHouse, which runs Pararius and Huurwoningen.nl, published a Promptwatch case study: AI search became about 25 percent of its organic conversions, 99 percent of it from ChatGPT, after fixing crawler access and automating weekly reporting with the Promptwatch MCP. We quote that as TreeHouse's result. What we take from it is practical: check crawler access and automate reporting early.

Other software we see

Local Falcon runs geo-grid scans and BrightLocal gives per-location scores against local competitors. They are useful for location sampling, but neither publishes crawler logs or AI traffic attribution, and BrightLocal's help center says it has no export or white-label reporting yet. AthenaHQ offers tracking and an action queue, though its Starter plan is single-country. Scrunch AI has bot traffic reporting. HubSpot AEO and Semrush's AI Toolkit work as add-ons for teams already in those suites.

What monitoring cannot do

It cannot guarantee that an engine recommends an agency. Answers vary between runs, users and models. It does show where you appear, why, and whether changes help.

Plan notes

Essential at $95 a month is country-level and has no crawler logs. Professional at $245 adds crawler logs and custom reports. Business at $579 adds city tracking, coordinate targeting and the Content Agent. Agency plans start at $199 a month. The free Explore tier covers ChatGPT only with 10 prompts.

A rollout we use

  1. Pick the biggest two or three markets.
  2. Build prompts by city and type.
  3. Set up scheduled PDF reports for brokers.
  4. Review citations and crawler logs monthly.
  5. Add markets as the routine settles.

If you want to try it, start one market in Promptwatch.
