What is the best AI visibility platform for real estate companies?

How we choose an AI visibility platform for brokerages, builders and property managers: local prompts, citations, crawler access and a clear next step.

When a real estate company asks us which AI visibility platform to use, we answer with a question: where do your buyers, sellers and renters ask, and what do the assistants say back? The platform choice follows from that. Here is how we think about it and why we run these programs on Promptwatch.

Start with the questions, not the tool

Real estate prompts are local. A panel of generic brand questions tells you almost nothing. We write prompts like these, then adjust per client:

  • "Best agent in [city] for first-time buyers"
  • "Which brokerage should I list with in [neighborhood]?"
  • "Top property managers in [city] for rentals"
  • "Which builder should I trust for a new home near [town]?"
  • "Is [neighborhood] a good place to live?"

We group them by topic (buying, selling, renting, new build), by persona and by place. Then we ask what the platform must do to answer them honestly.

What the platform has to do

Location control. The same prompt returns different companies depending on where it is asked from. We need country, state and city tracking at minimum. Promptwatch offers country-level tracking on every paid plan and state and city tracking from Business and on every agency plan. Its local GEO and SEO targeting, new in October 2026, pins a monitor to exact coordinates with a radius from 20 m to 5 km, so ChatGPT, Google AI Overviews and Google AI Mode answer as if asked from that spot. Business, Agency Scale and Enterprise include it. Other models fall back to country, state or city, which is worth knowing before you promise a client coverage.

Citation detail. In real estate, the sources behind an answer are often listing portals, review sites, local news and Reddit threads. Citation analytics in Promptwatch shows page and domain level citations, offsite mentions where your brand is named without a link, and Reddit, YouTube and LinkedIn reports. That tells us whether the fix is on the client's own site or in a place they have to earn a mention.

Crawler visibility. Property sites are often large and templated. Agent Analytics shows which AI crawlers (GPTBot, OAI-SearchBot, ChatGPT-User, ClaudeBot, PerplexityBot and others) fetch which pages, filters out spoofed user agents with IP verification, and gives a citation rate per page. Crawler logs start on Professional at $245 a month. We have found that the first useful finding on a large site is often a block or an error no one knew about.

Traffic and conversions. Visitor analytics attributes AI-referred visits to conversions, so the discussion can move from "we are mentioned" to "this is what it sent".

Competitor view. Competitor visibility, share of voice and heatmaps show which firms are named instead of the client, and for which topics.

One case study worth knowing

Promptwatch publishes a case study from TreeHouse, which runs the Pararius and Huurwoningen.nl rental sites. TreeHouse reports that AI search became about 25% of its organic conversions, 99% of it from ChatGPT, after fixing crawler access and automating weekly reporting with the Promptwatch MCP. That is TreeHouse's result. We cite it to show what crawler access and reporting discipline can change, not to promise anything to a brokerage.

How we run a first month

  1. Week one: build the panel of 30 to 50 local prompts per market, set country and location, add competitors and brand aliases.
  2. Weeks one to two: let the baseline run. We do not edit pages.
  3. Week two: check Agent Analytics for crawler errors on listing, neighborhood and agent pages.
  4. Week three: read the citations behind the prompts the client loses.
  5. Week four: use the Action Board and the content gap analysis to prioritize new neighborhood guides and agent pages, with a review step before anything goes live.

Plan choice

For a single firm testing the idea, the free Explore plan has 10 prompts and covers ChatGPT only. Essential at $95 a month adds all models with 50 prompts but no crawler logs. Professional at $245 is where crawler logs and custom reports begin. Business at $579 adds state and city tracking, coordinate targeting and the automated Content Agent. For an agency serving several brokerages, Kick-off ($199), Growth ($399) and Scale ($799) include unlimited projects and prompts.

What we tell clients up front

No platform can guarantee that an assistant recommends your firm. Tracking shows where you stand, what the engines cite and which changes help. We pick Promptwatch for real estate because it covers that whole chain in one place, and it is the platform our team uses on client programs.
